Our Hotel Policies
Rates are based on the season and size of the room per night based on a double occupancy. For room rates, use availability calendar and enter desired dates get an accurate quote. Additional guests in the room are allowed by prior arrangement on a case-by-case basis for a fee of $25 per person.
We regret that the Woods Hole Inn is not able to offer our world-renowned breakfast until further notice. Our rates reflect a discount regarding this amenity. We will have a few grab & go items to suite your breakfast cravings and there are breakfast options nearby.
A private bath with shower, free wireless internet access, flat-screen color TV with DVD player, universal docking station, air conditioning in summer months, luxury cotton towels, high thread count cotton sheets, complimentary bikes, free parking…does that work for you? Several of our new rooms on the second floor have private decks with water views over Woods Hole harbor and the Martha’s Vineyard ferry terminal.
All room rates at our Cape Cod B&B are subject to 13.45% local and state lodging tax plus Cape Cod’s water protection tax.
We reserve the right to require a two-night minimum stay during our “high season,” selected holidays, for wedding accommodations and on weekends. For one-night stay requests, please call to inquire.
Standard Deposits and Payments
A room deposit of 50% of the total stay (or 100% of a one-night stay or wedding stay) will guarantee your reservation at our Cape Cod B&B; balance is due 14 days prior to check-in. Mastercard, Visa, Amex and travelers checks accepted. All refunds are issued to the card originally used.
We have revised our 2020 summer cancellation policy for inn rooms at Woods Hole Inn to meet this unusual time. We ask you not to travel to Woods Hole if you feel unwell, and in light of that, we have reduced the time allowed in which to cancel with a minimal charge to 48 hours.
Reservations for our inn rooms canceled 48 hours or more in advance of the arrival date will be refunded in full with a $25 processing fee per room.
Cancellations for our inn rooms made within 48 hours of arrival time can be postponed for a later date and we will waive our change/rescheduling fee.
For those reserving on or after January 1st, 2021 the following cancellation policy will apply:
Reservations canceled 14 days or more in advance of arrival date will be refunded in full with a $25 processing fee per room. Cancellations made within 14 days of arrival will be charged in full and only refunded based on the ability to rent the canceled room(s) and a $25 processing fee per room. Cancellations FOR ANY REASON made less than 48 hours prior to check-in will be charged in full. Early departures will not be refunded.
Reservations containing five (5) rooms or more will be subject to a 30-day cancellation period. Cancellations made within 30 days of arrival will be charged in full and only refunded based on the ability to rent the canceled room(s) and a $25 processing fee per room.

Cancellation Policies regarding Weekly Rental houses and cottages are as follows:
Reservations for our off-site properties canceled 14 days or more in advance of the arrival date can be postponed for a later date.
We sell gift certificates to future stays at the Inn, please call us for details. We also accept New England Inns and Resort gift cards, and will redeem a maximum of one gift card per stay. We accept no other gift cards.
Check out is at 10 am. Check-in is between 3-6 pm. Check-in after 6 PM is by prior arrangement only. Online same-day reservations can not be accommodated online but can be requested by phone until 9 pm on that day. Please call us at 508-495-0248 for same-day reservations.
The Inn is a historic building, so it will come as no shock to you that we do not allow smoking of any kind inside or anywhere on the grounds for the safety and health of our guests. In addition, candles are strictly forbidden. Failure to comply with this important fire safety rule will result in immediate eviction with no refund. Damages for smoke remediation plus removing a room from service for several days start at $1500 and will be assessed at our cost. We are very serious about fire safety.
The Inn has been substantially upgraded and has a fire sprinkler system in all guest areas. That’s right, state-of-the-art fire safety stuff which helps all of us sleep soundly at night.
Un-returned keys will result in a $25 charge. Lost or misplaced keys while a registered guest will result in a $100 charge if the need to re-enter the room occurs after 10 pm.
We had so many people ask us this question that we decided to dedicate a room at our Cape Cod B&B to travelers with dogs. So yes, if you book early, we have a great new space that has its own entrance and a private bath where we allow friendly and well-behaved dogs. We do not allow pets (with the notable exception of handicapped assistance dogs) in the rest of the inn. We require advance notice, charge a dog fee of $50 per day and ask that your dog has up to date shots and great manners. We will ask you to sign a damages waiver, and we will charge you to replace bedding, furniture, or any other damage that might occur. We ask you not to leave your dog unattended in the room and will charge a dog-sitting fee of $25 per hour if a barking or whining dog is left unattended. You did bring Fido to be with you, right?
Children & Young Adults
Well supervised children over the age of six years are welcome, as the Inn is not designed for infants or toddlers. Children younger than six (6) will not be accepted. We do not accept teenage or young adult guests traveling without their parents — our minimum age is 21 years for solo travelers with ID required at check-in.
Management reserves all rights to ensure the quiet enjoyment of our Cape Cod B&B by all of our guests. You get that, right? While a guest, quiet hours are from 10 pm- 8 am. Disturbers may be asked to vacate the premise without a refund and incur a “Guest Disturbance Compensation fee” to be determined. In addition, we like to remind everyone that we are smack in the middle of a busy village with lots of people and several popular bars. Sometimes, there is street noise even late at night. We apologize in advance for this inconvenience, and we do provide sound machines and air conditioners in each room which provide white noise to mitigate the issue when it happens.
Bicycles are offered for rent to our Cape Cod B&B guests on a first-come, first-serve basis. We recommend helmets and ask you to sign a release (that’s just good common sense). Bikes are for use on the mainland only – we can recommend many rental places on the Vineyard should you wish to bike there.
We allow events of up to 70 people on the grounds of the inn with a two-night booking of the entire inn plus additional event fees in months other than July and August. Please call us for more information.
There will be no refunds given for inclement weather of any kind, including hurricanes. Hurricane season is August through October. We suggest travelers insurance which is available through many vendors.
The rooms at our Cape Cod B&B are filled with upscale furniture, top-of-the-line linens and prized robes sets. Should there be an accident during your stay, or some other significant damage or loss, we will need to charge you for the value of the replacement or repair. We will notify you immediately of our concern and please feel free to call us to discuss the issue. Robes are $69 each and full sheet sets of our upscale luxury linens are $250. Other repairs will be assessed at our cost.
In order to create new outdoor seating for local restaurants, parking on site will be limited to those with handicap plates only. In addition, we are not able to offer our valet services during our 2020 season. Parking will be provided at our sister property, the Treehouse Lodge and we will arrange for one person in your party to be shuttled to the Woods Hole Inn should you need a ride. Treehouse Lodge is ⅓ mile walk up Woods Hole Road from the Inn.
We have a two-three night minimum required for guests attending weddings and require a 100% non -refundable deposit for such reservations. We do not allow additional staff (hair, makeup or photographers) or any other non-registered guests into the Inn. We do not allow late night gatherings of wedding guests in the common areas, and there will be additional cleaning charges and possible eviction if this rule is not followed. Online bookings are required to identify themselves as part of a wedding party so we may share these policies with you via email.
There are no safes in the rooms at our Cape Cod B&B. The Woods Hole Inn is not liable for loss or damage to items stored in the rooms. We can keep valuables locked in our office as a courtesy only if guests release us from all liability associated with loss or damage of those items.
We have renovated the building re-using whatever materials possible and used only green paints; we replaced old appliances with new energy efficient appliances; we use compact fluorescent bulbs in many places; we instituted a building-wide recycling and waste stream management policy; we try to keep laundry to a minimum with guest assistance; we use local handmade soaps artisan crafted here in Falmouth; we use local produce and suppliers both for breakfast and in our restaurant; we use biodegradable cleaners many of which we make on-site; we ask our staff to walk or bicycle to work; we offer air conditioning in July and August with all-new energy efficient units. Our goal is to set the highest standard for service and style, while impacting the earth as little as possible. We welcome a dialogue about this with our guests as we are always looking to learn, grow and improve.

Your name and contact information will not be added to any mailing lists besides our own without your prior knowledge or expressed permission. At Woods Hole Inn, we take security seriously. When users make a reservation we use every precaution to safe guard it online and offline.
Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.
