Cancellation Policies regarding Weekly Rental Houses and Cottages (AKA Little Harbor Estate) are as follows:
A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a $50 fee to cover our expenses. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full rental amount unless the premises can be re-rented. Any difference in the rental amount will not be refunded and there will be a cancellation fee of $50.
Rates and policies are subject to change. Such changes will be recorded on this website and are available upon request at the front desk of the inn.
For current room rates, use the availability calendar to enter dates and get an accurate quote. Additional guests in the room are allowed by prior arrangement only on a case-by-case basis for a fee of $25 per person.
Free wireless internet access, flat-screen color TV, universal docking station, air conditioning in summer months, luxury cotton towels, high thread count cotton sheets and complimentary bikes. Several of our rooms on the second floor have private decks with water views over Woods Hole harbor and the Martha’s Vineyard ferry terminal.
All room rates at our Cape Cod B&B are subject to 14.45% state, local lodging and water tax. Please note that all reservations and stays effective July 1st, 2022 are subjected to this 1% tax increase.
We reserve the right to require a two to three-night minimum stay during our “high season,” selected holidays, for wedding accommodations and on weekends. For one-night stay requests, please call to inquire.
A room deposit of 50% of the total stay (or 100% of a one-night stay or room blocks) will guarantee your reservation at our Cape Cod B&B; a balance is due 14 days prior to check-in. MasterCard, Visa, American Express and Discover are accepted. Refunds, if any are issued back onto the credit card your reservation was reserved on if a refund is due.
We sell gift certificates to future stays at the Inn, please order online or call us for details. We also accept New England Inns and Resorts gift cards. We accept no other gift cards.
Check-out is at 11 am. Check-in is between 3-6 pm during our winter and shoulder seasons and 3-7 pm during high season. Check-in after hours is by prior arrangement only. There will be a $100 charge per hour for late checkouts. Online same-day reservations cannot be accommodated so please call us directly to see if we have any vacancies.
The Inn is a historic building, so it will come as no shock to you that we do not allow smoking of any kind inside or anywhere on the grounds for the safety and health of our guests. In addition, candles are strictly forbidden. Failure to comply with this important fire safety rule will result in immediate eviction with no refund. Damages for smoke remediation plus removing a room from service for several days start at $1500 and will be assessed at our cost. We are very serious about fire safety.
The Inn has been substantially upgraded and has a fire sprinkler system in all guest areas. That’s right, state-of-the-art fire safety stuff that helps all of us sleep soundly at night.
Un-returned keys after check-out will result in a $25 charge. Lost or misplaced keys while a registered guest will result in a $100 charge if the need to re-enter the room occurs after 10 pm.
We decided to dedicate a room at our Cape Cod B&B to travelers with dogs. If you book early, we have a great room that has its own entrance and a private bath where we allow friendly and well-behaved dogs. We do not allow pets (with the notable exception of service assistance dogs) in the rest of the inn. We require advance notice, charge a dog fee of $50 per day per pet and ask that your dog has up-to-date shots and great manners. We will ask you to sign a damages waiver, and we will charge you to replace bedding, furniture or any other damage that might occur. We have found that new environments tend to make our fido friends uneasy. We ask you not to leave your dog unattended in the room and will charge a dog-sitting fee of $25 per hour if a barking or whining dog is left unattended. 25% of our pet proceeds go to support pet rescue at Sandy Paws Rescue.
Well-supervised children over the age of six years are welcome, as the Inn is not designed for infants or toddlers. Children younger than six (6) will not be accepted. We do not accept teenage or young adult guests traveling without their parents – our minimum age is 21 years for solo travelers with ID required at check-in.
Management reserves all rights to ensure the quiet enjoyment of our Cape Cod B&B by all of our guests. You get that, right? While a guest, quiet hours are from 10 pm- 8 am. Disturbers may be asked to vacate the premises without a refund and incur a “Guest Disturbance Compensation fee” to be determined. In addition, we like to remind everyone that we are smack in the middle of a busy village with lots of people and several popular bars. Sometimes, there is street noise even late at night. We apologize in advance for this inconvenience, and we do provide sound machines and air conditioners in each room which provide white noise to mitigate the issue when it happens.
Bicycles are offered for FREE to our Cape Cod B&B guests on a first-come, first-serve basis. We recommend helmets and ask you to sign a release. Bikes are for use on the mainland only – we can recommend many rental places on the Vineyard should you wish to bike there.
Parking is included during your stay. There is ONE vehicle per reserved room allowed as parking is extremely limited in Woods Hole and in our on-site lot as well. Depending on availability, sometimes parking is offered in satellite lots nearby. A shuttle service is available and staff is happy to assist with a ride to and from lot between the hours of 8 am and 8 pm. If on-site parking is required, please notify us immediately.
Parking for additional vehicles can sometimes be accommodated at a daily market rate. Please call or e-mail to arrange additional parking prior to your stay.
The rooms at our Cape Cod B&B are filled with upscale furniture, top-of-the-line linens and prized robes sets. Should there be an accident during your stay, or some other significant damage or loss, we will need to charge you for the value of the replacement or repair. We will notify you immediately of our concern and please feel free to call us to discuss the issue. Robes are $69 each and full sheet sets of our upscale luxury linens are $250. Other repairs will be assessed at our cost.
There will be no refunds given for inclement weather of any kind, including hurricanes. Hurricane season is August through October. We suggest travelers insurance which is available through many vendors. The following is an agency we recommend: http://www.
We allow events of up to 70 people on the grounds of the inn with a two to three-night booking of the entire inn plus additional event fees in months other than June through September. Please call us for more information.
We have a two to three-night minimum required for guests attending weddings and require a 100% non-refundable deposit for such reservations. We do not allow additional staff (hair, makeup or photographers) or any other non-registered guests into the Inn. We do not allow late-night gatherings of wedding guests in the common areas, and there will be additional cleaning charges and possible eviction if this rule is not followed. Online bookings are required to identify themselves as part of a wedding party so we may share these policies with you via email.
There are no safes in the rooms at our Cape Cod B&B. The Woods Hole Inn is not liable for loss or damage to items stored in the rooms. We can keep valuables locked in our office as a courtesy only if guests release us from all liability associated with the loss or damage of those items.
We offer free WiFi to our guests with a password. We require guests follow all US and state law concerning proper internet usage. Downloading copy-written material without permission is against the law and violates our terms of use agreement with our internet provider. We will turn your IP address over to law enforcement officials and you will be prosecuted to the full extent of the law. In addition, we will seek damages for additional IT consulting, interrupted internet services or any other loss of business caused by the unlawful behavior. Respect artists and we will all be fine.
We have renovated the building re-using whatever materials possible and used only green paints; we replaced old appliances with new energy-efficient appliances; we use compact fluorescent bulbs in many places; we instituted building-wide recycling and waste stream management policy; we try to keep laundry to a minimum with guest assistance; we use USA made soaps and use local suppliers both for breakfast and in our restaurant; we use biodegradable cleaners; we ask our staff to walk or bicycle to work; we offer air conditioning in June, July and August with all-new energy-efficient units. Our goal is to set the highest standard for service and style while impacting the earth as little as possible. We welcome a dialogue about this with our guests as we are always looking to learn, grow and improve.
When you contact the Woods Hole Inn through our website, we may require personal contact information, such as your name, mailing address, phone number and credit card information so we can provide you with the services you have requested. Your name and contact information will not be added to any mailing lists besides our own without your prior knowledge or expressed permission. We have established physical and electronic safeguards to our physical premises and electronic procedures to safeguard and protect against the unauthorized access of personal information which meets or exceeds both Massachusetts and federal law.
